  1. What is the extent of Fire insurance?

We provide insurance for building structure only. Separate insurance for the unit is required by Pag-ibig and banks for financing. Unit owners may individually avail of additional insurance for the content of their unit.

  1. How much is the total equity before moving in? How will this be paid?

Minimum of 20% of total investment amount paid over 12 months should be made before move-in. Likewise, the balance loanable amount must have been taken out.

  1. Is there a discount if equity is fully paid on spot? How much?

Yes. 10% discount is given for advance spot cash payments.

  1. Is there a discount if the Purchase Price is fully paid on spot? How much?

Yes, 15% for spot cash of TCP. 12, 24 and 36 months deferred cash payments schemes are also available at no down payment and 0% interest.

  1. Do you offer in-house financing? At what rate? Maximum years?

Yes, 18% interest for a maximum of 5 years.

  1. Can international clients apply housing loan through HDMF? How?

Yes, we will help facilitate this. Housing loans can also be availed from major banks.

  1. How should payments be made?

Payments should b mad payable to Finbar Realty and Development Corporation thru post-dated checks (PDCs) or bank remittance. All payments must be supported by official receipts from authorize personnel of FRDC at its office with address at #80 Ramon Delfin St., Karuhatan, Valenzuela City.

  1. It is possible to pay through remittance? What bank?

Yes, just remit to our Metrobank account.

  1. What are the requirements?

General Requirements

·       Buyer's Information Sheet

·       Reservation Agreement (Signed by spouse if married)

·       Reservation Fee

·       Photocopy of company ID, Passport or Driver's License with picture and signature

·       Photocopy of valid Passport with signature (including pages of arrival and departure) is required for OFWs

·       Three months of Proof of Billing statement (i.e. credit cards/ mobile phone/ telephone/ water/ Meralco/ Insurance/ rental billings) with proof of payment

·       3 pcs. 1x1 ID pictures. If married, include 2 pcs. 1x1 picture of spouse

·       Marriage Contract/ Birth Certificate

·       PDCs for all payments including move-in fees and loan application fees

Yes, after turn-over. Units are expandable. Alterations will be subject to FRDC's approval.

  1. Can a buyer install an Air-conditioning unit? What are the requirements?

Yes, after securing clearance from the administration office.

  1. Can a buyer purchase a unit with furniture and appliances?

Yes, but no fix package is offered so it will be handled case-to-case.

  1. Can a buyer purchase 2 units and construct a connecting door?

Yes.

  1. Is the Project telephone and cable ready?

Yes.

  1. Upon move-in, is there a warranty for structure? How long?

15 years.

  1. Is there a warranty for the accessories? How long?

30 days upon turn-over.

  1. Is there a management who will handle the units to be leased for clients as future investment?

Yes.

  1. What if I defaulted in payment of any of the installment fees?

3% per month penalty.

  1. (FOR HDMF/BANK FINANCING) In case that the equity has been fully paid and the loan is not yet taken out, is the buyer obliged to continue paying the monthly installment?

No, the buyer has to pay the full loanable amount or incur the penalty.

  1. Will there be a grace period for the payment in case of default
